FAQ’s for Housing Providers
Housing providers obligations at or before move-in:
- Treat all persons alike
- Set reasonable credit and income requirements and apply them equally
- Quote the same terms and conditions to all applicants
- Never represent a unit is unavailable when a unit is in fact available
- Quote the same move-in dates to all applicants
- Base decision on the applicant’s objective qualification to be a good tenant
After the tenant moves in:
- The landlord should enforce all rules, policies and procedures to all residents equally
- Rules should not target protected groups
- All persons are entitled to live free from harassment
Acceptable questions a landlord can ask:
- Name, address and phone number
- Credit and housing references, criminal history, income verification
- Number of occupants
- If special accommodations are needed for a person with a disability
Questions a landlord should not ask:
- If you have children, how many children you have or the age/sex of your children
- Inquire about your race, religion, marital status, sexual orientation, national origin, disability or ancestry
- Inquire about immigration or citizenship status
